Enhanced CPF Housing Grant
The EHG is for first-timers, for a new flat or a resale one, and the less your household earns, the more it is. From 20 August 2024 it’s up to S$120,000 for families and S$60,000 for singles. Someone in the household must have worked 12 months straight and still be working, and it goes by the average gross monthly income over those 12 months.

- Singles go by their own income; a single buying with their parents by their own income too (the household’s up to S$9,000).
- A first-timer and second-timer couple, or a single with a non-resident spouse, go by half the household’s income, on the singles’ table.
- Two first-timer singles buying together go by their household income, on the families’ table.
- For a resale flat, you need the CPF Housing Grant (below) first. And a flat whose lease doesn’t last the youngest buyer to 95 gets less: check the lease left.

Questions
How much grant can a couple get for a resale flat?
Up to S$230,000: a first-timer couple of two citizens can get the Family Grant of S$80,000 for a 2- to 4-room resale flat, the EHG of up to S$120,000 by income, and the Proximity Housing Grant of S$30,000 for living with their parents. Earning S$7,000 a month and buying a 4-room flat near their parents, that’s S$80,000 + S$30,000 + S$20,000 = S$130,000.
How much grant can I get for a BTO flat?
Only the EHG: up to S$120,000 for a first-timer family, or S$60,000 for a single, by income. The Family, Singles and Proximity grants are for resale flats, because a new flat is already sold at a subsidised price.
Can singles get HDB grants?
Yes, first-timer citizens of 35 or older. For a resale flat, the Singles Grant (S$40,000 for 2- to 4-room, S$25,000 for 5-room), the EHG (Singles) of up to S$60,000 on an income of S$4,500 or less, and the Proximity Housing Grant of up to S$15,000. For a 2-room Flexi from HDB, the EHG (Singles).
What if one of us has had a housing subsidy before?
A first-timer with a second-timer gets half: the Family Grant of S$40,000 (S$25,000 for 5-room or bigger) for a resale flat, and the EHG (Singles) on half your household income, up to S$60,000. The Proximity Housing Grant is in full.
Can a PR couple get HDB grants?
Not two PRs: they can buy a resale flat once each has been a PR for 3 years, but with no grants. A citizen with a PR gets the Family Grant at S$70,000 (S$40,000 for 5-room or bigger) and the EHG, and S$10,000 more once the PR becomes a citizen or they have a citizen child.
Do I have to pay the grants back?
Not to HDB, but they’re paid into your CPF Ordinary Accounts to go into the flat, so when you sell it, the grant goes back into your CPF account with the interest it would have earned, along with the rest of the CPF you used.
Is my income sent anywhere?
No. It’s all worked out in your browser, and nothing you type or pick goes into the page’s address.
