Questions

How much is the rent for an HDB flat?

From November 2025 to October 2026, HDB approved 36,779 whole flats for renting out, at a median of S$3,200 a month. A 3-room flat’s median was S$2,850, a 4-room’s S$3,350, a 5-room’s S$3,500 and an Executive flat’s S$3,800. Type a town, street or block for its own.

Where are 4-room rents highest and lowest?

From November 2025 to October 2026, 4-room flats in the Central Area had the highest median rent, S$4,400 a month, and Bukit Panjang’s the lowest, S$3,000. Jurong West had the most flats rented out of any town, 2,652.

What is the highest rent for an HDB flat?

S$9,200 a month, for a 5-room flat at Blk 5 Lorong Lew Lian in Serangoon, approved in April 2026: the highest from November 2025 to October 2026. The highest rents are in the box above, before you type anything.

Have HDB rents gone up?

A lot since 2021: the 4-room median was S$2,100 a month in January 2021 and S$3,400 in October 2026. Over the last year they’ve hardly moved: S$3,350 from November 2025 to October 2026, 1.5% more than the year before, and S$3,200 for every flat type, the same as the year before.

What is the rental yield of an HDB flat?

A 4-room flat’s median rent for a year, S$40,200, is 6.4% of its median resale price across Singapore. It’s highest where flats are cheapest: Jurong West’s 4-room flats yield 7.9%, Toa Payoh’s 4.4%. That’s a gross yield, before property tax, fees, repairs and empty months.

Can I rent out my HDB flat?

A whole flat only after its 5-year minimum occupation period, with HDB’s approval, for at least 6 months at a time, to Singapore citizens, PRs or non-citizens allowed to rent, within the block’s and neighbourhood’s quota for non-Malaysian non-citizens. See HDB’s renting out a flat for the rules.

My street or block isn’t found. Why?

Only blocks with a whole flat rented out in the last three years are listed, so new blocks still in their minimum occupation period aren’t. HDB writes streets short (Ave, St, Rd, Nth, Bt for Bukit); the page understands most of the long forms, or try the postal code.
